Do you need a Property Management company?
Many landlords question the benefits of utilising a property management company and whether they will save money by doing it themselves. Here are a few questions to ask yourself before making that decision:
1. Do I have the time to regularly visit the property and am I available at all times of the day to ensure that tenants' needs are met?
2. Am I able to be at the property on very short notice in the case of an emergency, such as a burglary or a burst pipe?
3. Am I up-to-date with current landlord and tenant legislation, and do I have the required certificates for my property?
4. Do I have a list of reliable contractors available to assist with any issues in the property on short notice?
5. Do I know the correct legal process with regard to the collection of arrear rentals? (Letter of Demand, Legal Handovers, etc.)
6. Do I have the market knowledge to ensure my property is maximizing its potential? Am I charging a market-related rental rate? Am I collecting the correct municipal charges?
7. Do I provide all the necessary information required for financial reporting, filing tax returns, etc.?
If you answered No to any of the above, the services of a property management company may be just what you need!
